Aldar Properties has announced the launch of Al Deem Townhomes, a new residential cluster in the northeast of Yas Island, Abu Dhabi. The development introduces 450 homes available exclusively to Emirati citizens, reinforcing the company’s role in delivering community-focused housing aligned with national housing policies.
Sales for the project will open on September 12, marking the seventh cluster of the larger Al Deem neighbourhood, which was previously known as Balghaiylam. The area has been under phased development, with more than 1,700 homes already underway across the first six clusters as part of Abu Dhabi’s national housing program in collaboration with the Abu Dhabi Housing Authority.

Location remains central to Al Deem’s appeal. Two new bridges will connect the neighbourhood directly to Yas Island, offering convenient access to attractions such as Yas Marina, Ferrari World, Yas Waterworld, and Yas Mall. Residents will also be within a short commute of Zayed International Airport and Abu Dhabi’s broader business and cultural districts.
By situating the townhomes near earlier phases, Aldar has also emphasized family cohesion. Emirati buyers in this cluster will have the opportunity to live close to relatives who purchased in earlier phases of the development, reinforcing the neighbourhood’s community-first vision.
