Dubai’s property market has welcomed a new entrant with the launch of Livia Residences by Barco Developers, marking the company’s first residential project in the emirate. Barco Developers, a newcomer to the UAE’s real estate sector, has outlined ambitious plans to deliver more than 2 million square feet of residential communities across Dubai and other emirates. The launch of Livia Residences is described as the first step in what the company says will be a long-term strategy of creating “community-focused living environments” designed for the country’s expanding population.
The project is scheduled for completion in the fourth quarter of 2027. Positioned within Dubai South, one of the city’s fastest-growing districts, the development benefits from its proximity to Al Maktoum International Airport, Expo City Dubai, and planned logistics and transport hubs. Developers and analysts alike say the location is well-suited for long-term growth as the southern corridor of the city expands.
Safdar Badami, co-founder at Barco Developers, said the project reflects a shift toward creating liveable, technology-driven communities. “Our mission is to redefine what community living means for the UAE’s growing population,” he said. “With Livia Residences, we wanted to create more than just homes; we are building an environment where modern architecture, smart technology, and lifestyle conveniences come together seamlessly.”
The residences are designed with large interiors, three-meter-high ceilings, and floor-to-ceiling windows. Interiors include fully fitted kitchens, while exteriors will showcase a contemporary glass façade inspired by Los Angeles, combined with Dubai’s practical approach to space and utility. All units come equipped with smart home technology, enabling residents to manage climate, lighting, and curtains through automated systems.
Barco Developers emphasized its goal of building long-term value for residents rather than short-term speculation. Saadaat Yaqub, co-founder of the company, said, “We believe the next era of real estate in the UAE is about creating long-term value for end-users. Livia is a reflection of that philosophy – a project that emphasizes liveability, efficiency, and quality design over everything else.”
More than 20 amenities are planned for residents, designed to appeal to families, professionals, and young buyers alike. The range includes a swimming pool, yoga deck, golf putting turf, outdoor cinema, running track, pet-friendly areas, children’s play zones, and co-working facilities. Communal areas will be Wi-Fi enabled, and the building will feature 24-hour smart security.
The launch of Livia Residences underlines Dubai South’s increasing role as a destination for middle-class housing, complementing its status as an economic hub with strong logistics, aviation, and industrial components. Analysts say the area’s master plan is designed to ensure balanced growth, where affordable residential projects sit alongside large-scale infrastructure investments.
Barco Developers has confirmed additional projects are planned for other growth districts in Dubai, including Jebel Ali Hills, Arjan, and the Dubai Land Residential Complex. These future launches, according to the company, will follow the same principle of delivering sustainable communities where design, technology, and accessibility are integrated from the outset.
Industry observers point to rising demand for mid-income housing as the UAE’s population expands and younger families look for affordable entry points into property ownership. With Expo City gaining traction and Al Maktoum International Airport set for expansion, Dubai South is expected to attract sustained demand over the next decade.
