According to Devmark CEO Sean McCauley, the launch reflects an ongoing evolution in buyer expectations.

Each apartment includes 2.8-meter floor-to-ceiling windows, muted interior palettes, and precision detailing by Sneha Divias Atelier, the award-winning design studio behind several boutique projects in Dubai. Kitchens are equipped with Siemens appliances and understated stone finishes, while bedrooms and bathrooms follow a spa-inspired aesthetic.
Local brokers familiar with the Dubai Islands district say early inquiries have been strong, driven by growing investor confidence in the area’s long-term prospects. “Waterfront living remains one of the most resilient asset classes in Dubai,” noted a Jumeirah-based agent. “But what makes this project different is its focus on wellness as a lifestyle investment, not just architecture.”

Each residence has been designed to evoke calm and spatial coherence. Neutral tones and tactile materials dominate the interiors, while warm wooden accents add depth and comfort. Bathrooms feature soft ivory tiles and minimalistic fittings, creating a spa-like feel.
The penthouses, positioned atop the tower, offer panoramic waterfront views and private wellness zones, including in-suite infrared saunas. These details underscore the project’s philosophy – that luxury and longevity can coexist within a single residential concept.
Property Finder data from Q3 2025 suggests that Dubai’s waterfront properties have seen price growth exceeding 15% year-on-year, driven by high demand among foreign investors and end-users seeking lifestyle upgrades. Avida’s positioning, analysts say, taps directly into that demand.
Industry observers also highlight that Dubai Islands – still in early phases of development – could emerge as one of the city’s next prime residential hubs, supported by improved infrastructure and proximity to Deira and Downtown Dubai.

Developers like Iquna and Avida are positioning early within this niche, betting that holistic living communities will redefine Dubai’s next phase of urban luxury.
